Next Neighbourhoods 2021: Arganzuela, Madrid, Spain

Arganzuela is located within the M-30 ring road to the east of the Manzanares River and just south of the heart of the city. This former industrial district first began to be developed in the 1970s, and is currently enjoying a fresh lease of life with new developments in areas such as Mendez Álvaro and Madrid Río adding to its youthful energy and fashionable appeal.

Why is it primed for growth?

The area around Mendez Álvaro, with its new commercial and residential buildings, is among the most in-demand spots within the M-30. Major developers including Ibosa, Pryconsa, Azora and Vivenio are focusing on the area close to the Manzanares River.

My favourite bits:

Arganzuela has a wide variety of architectural delights including Atocha Train Station and the Joaquín Leguina Library, once the site of the El Águila brewery.

This area also has a great cultural complex, Matadero, where you can enjoy watching concerts or visiting art exhibitions throughout the year and taste the eco-products in the market. El Planetario is a fantastic choice for science or astronomy fans. For refreshment, try the tapas at Bar Toboggan or a cold beer at Bodega Salvaje.

What will my money buy me?

Budget just over €500,000 for a 90 sq m two-bedroom apartment with views of Madrid Río, or €1.3 million for a four-bedroom penthouse of almost 200 sq m on the banks of the Manzanares River.

One thing the locals like to keep secret:

Inside Atocha Station is a tropical garden with more than 7,000 plants and 400 different species. Continuing the railway theme, the Museo del Ferrocarril is in the old station of Madrid-Delicias, and is also the site of a monthly market, the Mercado de Motores, featuring live music and a range of stalls.
