Next Neighbourhoods 2021: Tigoni, Limuru, Kenya

Tigoni is nestled 2,500m above sea level in a rural highland setting, yet is just 26km from the hustle and bustle of Nairobi’s CBD. The area is well known for its beautiful rolling landscapes with carpet- like tea plantations and for its cold misty mornings, making it a unique sub-market within this African regional hub. Agriculture is the predominant economic activity in the area with tea and coffee the main cash crops but, increasingly, the real estate opportunity is being realised.

Why is it primed for growth?

Land values are coming off a low base by contrast with other suburbs. The improving road networks within Tigoni and specifically the main highway into central Nairobi has reduced the commute to less than one hour. The Covid-19 pandemic has strengthened the appeal of Tigoni’s rural setting and clean fresh air and contributed to its emergence as an exclusive countryside address that is still easily commutable.

My favourite bits:

Tigoni is remarkably beautiful and has a distinctly English feel in many parts. Its rural verdant green setting make it ideal for outdoor activities such as cycling and running through the undulating tea plantations. Limuru Golf and Country Club and Kentmere Country Club also offer recreational activities and a sense of community fellowship.

What will my money buy me?

Land prices come at a discount when compared with other Nairobi submarkets. An average of KSh20 million will buy a vacant one-acre parcel, compared with KSh50 million-plus for the same amount of land in one of the established prime suburbs such as Karen. Tigoni is an excellent area to build a dream family residence, especially for those looking to retire or move to a more rural setting while remaining within easy reach of the city.

One thing the locals like to keep secret:

Thanks to the fertile agricultural soils and plentiful rainfall, the area produces some incredible dairy products, meat and vegetables, sold at a number of specialist local farm shops. One of the favourites for a cappuccino and delicious ice-cream is the famous Brown’s Dairy.
