Next Neighbourhoods: Jinwan, Zhuhai, China

Timothy Chen of Knight Frank China reveals why Jinwan, located in western Zhuhai with an extension line of the Hong Kong-Zhuhai-Macao Bridge running through the district, is attracting both local and overseas investors

2 mins read

Why is the area up and coming?

This area is strategically positioned as a future transport hub and new city centre for Zhuhai as the current CBD lacks land for further development. Jinwan has a long coastline and Zhuhai’s largest port in terms of throughput. Zhuhai Airport, with 10 million passengers each year, is also situated here. The government has made major investments to improve infrastructure and traffic accessibility, while the establishment of the Airport New Zone, with space for events and exhibitions as well as commercial enterprises including aerospace product manufacturing and education, will be a key driver for economic development. The area is also surrounded by plentiful green space and various coastal parks such as Jinshan Park.

My favourite bits

Jinwan has lots of tourist attractions, including Zhuhai Ocean Spring Resort with its hot spring hotels, theme parks, clubhouse and decent restaurants. In addition, the 27-hole Jiwan Golf Course is one of the most popular golf courses in South China.

Who’s buying?

Both local buyers and investors from other provinces remain active in Jinwan’s residential market, while its accessibility to Hengqin and Macau is expected to draw the attention of overseas investors.

What will my money buy me?

The average residential price in Jinwan is about Rmb20,000 per sq m. Budget about Rmb3 million for a 150 sq m three-bedroom flat.
