Describe the area

Located on the north bank of the Arno river facing the Oltrarno (the artistic area of Florence), this street is home to several symbolic churches, the US Embassy and large, light apartments built in the 1800s. The sunsets are spectacular, especially set against the backdrop of the palazzi on the opposite riverbank, including the Cestello and the Carmine church. 

Why is it up and coming?

There are a number of reasons: easy access to the city’s ring-road; the new tramline passes close; the large park Le Cascine, where you can jog, see open-air concerts, picnic, ride horses and play tennis, has recently been improved; while the relatively new Polimoda (fashion school) has attracted a large number of foreign students whose parents are looking to rent and invest here. This part of the river is not invaded with tourists, bars, restaurants and noisy nightlife, but you are still only a few minutes’ walk from all of that if you so wish. 

My favourite bits

At one end of the Lungarno Vespucci, the Piazza Ognissanti is home to some of the best hotels so a sunset aperitivi on the city’s best terraces can be enjoyed just a few steps from your home.

Who’s buying?

Lately, sales have been made to buyers from the US, UK and the Middle East.  

What will my money buy me?

Prices are currently between €8,000 and €10,000 per sq m, meaning a two- or three-bedroom apartment with a balcony or even a terrace requiring modernisation can be found for around €2 million to €4 million.
