Describe the area


Best known for the famous Eden Rock Hotel and the beautiful half-moon shaped beach, this is the buzziest area on the island, and is still within easy reach of the main harbour, Gustavia. 

Why is the area up and coming?


Heavily damaged by storms in 2017, the area has seen extensive regeneration of hotels, restaurants and other buildings. There has been significant investment in infrastructure and community amenities such as a new supermarket and commercial facilities. There are also plans for new hotels and restaurants.

My favourite bits


Eden Rock for fine dining on the beach and Nikki Beach for that Ibiza/Mykonos/ Miami-style beach party atmosphere. Another notable beach restaurant is Pearl Beach which recently underwent complete renovation and is under new ownership. Great for eating or just relaxing on the beach with a cocktail in your hand. Who’s buying?


Most buyers are from France or the US, but there are also many from the UK and Europe and a few from Russia and South America. 

What will my money buy me?


The market has been active and there are very few properties are available today below €2 million. A five-bedroom villa with great views will cost between €5 million and €10 million.
