Why is the area up and coming?

It is changing rapidly. The new St. James redevelopment comprises new shops, leisure facilities and homes, and is set to transform the top end of Leith Walk, with an estimated investment value of over £1 billion.

My favourite bits

Many new delis and coffee shops have already opened, with a multi-screen cinema and hotel still to come when the development is complete. My favourite is Artisan Roast.

Who’s buying?

A mix of first-time buyers and investors – the area is still relatively affordable compared with the West End and New Town.

What will my money buy me?

A two-bedroom apartment will cost about £300,000, while a budget of about £1 million will buy you a five-bedroom Georgian townhouse.
