This leafy suburb is particularly noted for its beautiful trees and for Memorial Park, at almost 6 sq km one of the largest urban green spaces in the United States. But there are other attractions too, including homes in a wide range of architectural styles, with some notable mid-century houses on large lots with bayou views. Good schools and the Memorial Hermann Hospital add to the appeal.

Why is it primed for growth?

Memorial has a distinct identity and a strong sense of community. An uptick in development, particularly in the Spring Branch area, is driving prices in a positive direction.

What will my money buy me?

Prices start at US$300,000 and climb to US$30 million depending on the area. Streets within Sherwood Forest, especially Little John, W. Friar Tuck, E. Friar Tuck and Carnarvon, in particular, have acquired high price points. Houses here vary from 5,000 to 20,000 sq ft and include a chateau, painstakingly hand-built by craftsmen using genuine French materials. If you are looking for a guarded, gated community with access to a hotel and club (The Houstonian), then Stablewood is the area for you. The approximate median price point is US$3 million for a family home of around 5,000 sq ft. “Villages” such as Hedwig, Piney Point, Bunker Hill and Hunters Creek each have their own unique character, and properties range from US$800,000 to US$8 million (and beyond).
