Next Neighbourhoods 2021: District 21, Upper Bukit Timah, Singapore

In Singapore, postal districts 9,10 and 11 are traditionally regarded as the prime residential areas. While less distinguished than her more famous Bukit Timah cousins, D10 and D11, Upper Bukit Timah – or D21 – is a charming residential sanctuary without the congestion of many urban areas.

Why is it primed for growth?

The long-awaited completion of Hume MRT Station is expected in 2025, along with enhancements to the trails in the Rail Corridor recreation area, while the nearby former Bukit Timah Fire Station and Beauty World Centre are rejuvenated as “gateways” to the surrounding nature trails and heritage spaces.

Another significant marker is the upcoming development of a mixed-use commercial and residential site with an integrated transport hub at Jalan Anak Bukit. This is expected to inject a new lease of life into D21, boosting connectivity and accessibility.

This sizeable site, covering more than 348,000 sq ft, will enable developers to combine the experiential shopping of a retail facility with exclusive residences.

While many worked from home in their residential estates and new towns all over the island during the Covid-19 circuit breaker period, D21 residents were able to find respite in nature.

The area offers easy access to Bukit Timah Nature Reserve, Bukit Timah Nature Park, Hindhede Nature Park and Rifle Range Nature Park, extending all the way north to Upper Pierce Reservoir.

What will my money buy me?

New non-landed homes of between 100 and 150 sq m are priced from approximately US$1.3 million to US$2.3 million. For an existing high-rise condominium of a similar size, expect to pay between US$750,000 and US$2 million.

There are many eclectic eateries and restaurants to suit a wide range of different palates and budgets. D21 is also home to many local hawkers and casual joints offering traditional favourites from the different ethnic groups that make up the melting pot that is cosmopolitan Singapore.
