Next Neighbourhoods 2021: Charlottenburg, Berlin, Germany

This cultivated district in the west of Berlin radiates elegant charm. World-class theatres, museums, and restaurants line the chic boulevards; this is the place to see and be seen.

Why is it primed for growth?

Traditionally viewed as more conservative than its counterparts in the east, today the district is experiencing a quiet renaissance, with a growing youthful hipness. The burgeoning scene, centred around the concept shopping mall BIKINI Berlin and neighbouring 25Hours Hotel, is young, cool and trendy.

My favourite bits:

The 3,000ha Grunewald forest, which is shared between this district and neighbouring Steglitz-Zehlendorf, dominates life in the area. Mountain bikers speed along dedicated bike paths, avoiding the local wildlife including the occasional wild boar.

What will my money buy me?

A spacious three- or four-bedroom new-build apartment right by the Ku’damm can be upwards of €1 million. However, a modest studio with a balcony in a quieter area will cost you around €230,000.

One thing the locals like to keep secret:

The Klausener Kiez area provides an easy-going, small-town feeling in the middle of Berlin. Here you will find charming cafés, quaint pubs, small antique shops and relaxed residents enjoying the laid-back atmosphere of the neighbourhood.
