Next Neighbourhoods 2021: Entebbe, Kampala, Uganda

Entebbe is located on the shores of Lake Victoria, approximately 37km south-west of Kampala. With landmarks including Entebbe Zoo, Entebbe Golf Club and the State House, the area attracts both locals and tourists. There is an international airport, and various docks offer boat transport to the surrounding islands.

Why is it primed for growth?

Entebbe is home to a vibrant ex-pat community, attracted by the lake, two major shopping malls – Imperial Mall and Victoria Mall – and the higher level of security afforded by the proximity of the airport and government buildings. With large tracts of land still available for development and alternative road networks such as the Kampala-Entebbe Expressway, the area is poised for growth.

My favourite bits:

The gently sloping terrain offers scenic views over the breezy lake shores, which are lined with beachfront hotels and restaurants. Entebbe Botanical Gardens and the Uganda Wildlife Education Centre (Entebbe Zoo) are testaments to the beauty of the area.

What will my money buy me?

Waterfront property is highly sought after, and land prices range between US$400,000 and US$450,000 per acre on the lakefront. Prime residential rents in the area are anywhere between US$1,000 and US$3,000 per month.

One thing the locals like to keep secret:

The long beachfront along Nambi Road where you can buy the day’s catch and enjoy a promenade along the lake shores, or enjoy a freshly baked pizza from Goretti’s Pizzeria.
