Recent analysis conducted by Knight Frank's Analytics team confirms that properties located within one mile of top-tier country clubs demonstrated a noteworthy advantage, exchanging hands in an average of 19.1 weeks, swifter than those located at a distance of six to seven miles which took 21.5 weeks.

Leveraging data from OnTheMarket, the team calculated the duration between listing and exchange dates (sold subject to contract) for properties in close proximity to ten of the nation's top country clubs.

Pulling power

The Analytics team also measured the number of times each country club generated a mention in OnTheMarket’s property listings descriptions.

On average the clubs were mentioned in 3% of those listings within a 10-mile radius, this figure increased to almost 12% for homes close to Soho Farmhouse in The Cotswolds and 4% for listings close to Estelle Manor in Oxfordshire.

Knight Frank’s Damian Gray, a Regional Partner based in the company’s Oxford office comments, “For every ten buyers that contact us with a budget of £1 million to £2 million half  mention a desire to be in close proximity to one of the country clubs, either  Soho Farmhouse or Daylesford and now Estelle Manor, an exciting new club and hotel for the Oxfordshire Cotswolds ”.

Damian adds, “The arrival of Estelle Manor has seen a new golden triangle emerge, extending from Soho Farmhouse across to Daylesford Organics and down to Estelle Manor. These exclusive clubs are increasingly appealing to hybrid workers in the Cotswolds, offering a hub for work, socialising, and access to wellness amenities".
