Portwall Lane Car Park, situated in the Redcliffe area of the city, is being offered by Knight Frank as a joint venture partnership opportunity with Goram Homes. The brownfield regeneration site extends across 0.84 acres.

Goram Homes, in conjunction with Bristol Housing Festival, has already conducted a design competition for the Portwall Lane site. Proposals are for a £35 million GDV mixed-use residential-led scheme made up of 120 homes, 40% of which would be affordable – a mixture of social rent and shared ownership. This is an estimation of what can be delivered on the site and is subject to planning.

Goram Homes worked closely with the Redcliffe Neighbourhood forum during the competition and early design process to ensure the winning proposals responded to the historical and cultural heritage of the site and met the needs of the local community.

Nick More, Partner in the South West Land team at Knight Frank, said: “There has been a long-held aspiration in Bristol to reunite North and South Redcliffe. The creation of a major mixed-use development and improved public realm on the Portwall Lane Car Park forms part of this overall vision, and its launch to market marks an exciting step forward in delivering that vision.

“The site has huge potential to revitalise this corner of Bristol, delivering new homes alongside retail amenity and improved public realm. As a highly publicised site in Bristol, Portwall Lane Car Park has garnered much interest over the years. Local residents will be excited to hear that the plans are progressing, and that the site has been launched to market.”

Stephen Baker, Managing Director of Goram Homes, commented: “This is an exciting opportunity to develop new homes and public spaces in a highly sustainable, central location. Working alongside the community during the design competition has created a proposal that puts the neighbourhood’s needs front and centre and we’re looking forward to working with a developer to bring this vision to life.”

Knight Frank is inviting interested parties to register an Expression of Interest; a shortlist will be invited to tender.
