With Covid-19 dampening international travel in a year like few others, waterfront and rural domestic getaways boomed, subsequently driving unprecedented demand for second homes and investment properties in the UK's coastal and country towns, villages and beauty spots.

Fuelled by the mass reassessment of lifestyles and pursuit of more space, research published in the Autumn showed that waterfront properties in particular saw strongest demand among those wanting to invest in a dream getaway or to relocate from big cities. 

According to Knight Frank Finance, of the buyers looking for second homes many were keen to create or access an income stream which would allow them to cover or contribute to mortgage costs.

“A number of lenders allow you to take the option to rent them for just 90 days a year, which gives homeowners the option of owning a second home while having some of the costs covered by the likes of Airbnb", says Tim Wood of Knight Frank Finance.

Purchasing a property as a second home to rent out for 90 days or less can be covered by a standard residential mortgage with flexible terms.

However, those that wish to rent a property out for more than 90 days must get what’s known as a holiday let mortgage. The latter would require a deposit of 25% of the value of the property compared with a 20% second home mortgage. It's also worth noting that an affordability check on a holiday let will be based on the income the home generates.

“Buying a second home was a big luxury for a lot of people but we’re going to see a lot more of it happening now,” adds Woods. “The flexibility of the finance, plus the new economics of domestic holidays, has provided the certainty a lot of people needed in order to make the dream a reality.”
