The rise of Hanwell

Riding the crest of strong interest from investors, families and professionals, Hanwell sits within the Borough of Ealing - one of London’s greenest boroughs with over 100 parks and green spaces.

Community spirit is evident here in the area's annual festivals and flagship events including the Hanwell Hootie and Hanwell Carnival - the oldest and second largest annual carnivals in London.

Hanwell is served by the Piccadilly line at Boston Manor - a 15-minute walk from Hanwell Square - which connects to key transport links at Hammersmith, Green Park, South Kensington and Kings Cross.

Piggybacking off Hanwell's excellent connectivity is strong house price growth earning the area a lucrative roll call of investment credentials. According the latest Knight Frank research, house prices in Ealing have increased by 70% in the last decade.

Since Crossrail was confirmed in 2008, house prices in Hanwell located within a 20-minute walk of Hanwell Station have increased 61% according to the same research carried out by Knight Frank.

Rental values have swelled by 4.7% in the wider Borough of Ealing in the last five years with the area gaining momentum with renters looking for good lifestyle choices and short journey times to key work, education and entertainment hubs across the capital.

Families will be drawn to the excellent choice schooling; Ealing has, at time of writing, 82 outstanding or good primary and secondary schools in the borough, according to Ofsted.
