_ International Property of the Week: Berlin’s Next Neighbourhood, SoPo
At the heart of the city, Potsdamer Platz has lent its name to the newly emerging neighbourhood of SoPo, South of Potsdamer Platz. The central location, bordering the established boroughs of Mitte, Schöneberg and Kreuzberg includes several city parks and swift access to Berlin’s effective and affordable public transport system. It’s certainly buzzing: SoPo brims with contemporary art galleries, fashion-forward boutiques and cocktail bars and restaurants.
Knight Frank’s 2020 Wealth Report identified SoPo as Berlin’s next new neighbourhood, highlighting its excellent location, authentic charm and up-to-date facilities that create a true snapshot of modern Berlin. Here are two new developments that allow residents to make the most of the SoPo vibe.
1. 3 Hoefe, Tiergarten
Well placed for both Tiergarten and Potsdamer Platz, 3 Hoefe is a modern development of high quality one to three-bedroom studios, apartments and penthouses. A hoefe is a traditional Berlin courtyard and this development is based around three of them. Along with several nearby parks these keep 3 Hoefe calm and airy, a wonderful counterpoint to the buzzy boutiques and restaurants outside.
Owners can choose three design styles for interiors, Classic, Pure and Urban, with underfloor heating, parquet flooring and three-fold glazing throughout. Underground garaging includes electrical charging points and bicycle storage and many homes have some external space.
Prices at city centre 3 Hoefe range from €289,000 to €1,47,500
2. Wohnpanorama
Wohnpanorama in on-trend Kreuzberg combines the best of city centre living with immediate access to an expansive park. The project is fifteen minutes on foot from Potsdamer Platz and five from the nearest train station connecting in three stops to super-smart Kurfürstendamm yet directly next to Gleisdreieck Park, over 30 hectares of family-friendly green space. Residents can start the day with a stroll in the park and end it at the art galleries and restaurants of Potsdamer Strasse.
The 92 newly completed one to four-bedroom apartments include 10 with disabled access and have high ceilings, underfloor heating and access to the underground car park.
Apartments range from €578,000 to €1,399,000.
