A multi-layered dichotomy staring at the world is set to shape our work spaces in the near future. On one hand there is uncertainty looming on the growth trajectory of businesses and then there are constant disruptions driven by technology. And, at the middle of this dynamic environment is an exploding crop of new talent. Going forward it is going to be crucial to watch out for these generational shifts.

By 2027, for instance, India’s large millennial generation is expected to account for nearly one-fifth of the relevant work force in the world. Indians aged 15 to 64 is expected to exceed 1 billion with substantial share comprising women.

This millennial no more wants to work in isolation. The trend has already been noticed in the West. For instance, a decade ago tech companies set shops in Silicon Valley. But over past 3 to 5 years we have seen IT hubs move back to San Francisco city. This reverse migration would bring the spotlight back on central business districts. The trend is eventually expected to become a reality in India.

And, the fundamental factor that has made co-working spaces increasingly relevant today is that the new millennial wants everything together. They want to live, work and play.

Co-working as an industry is expected to receive USD 400 million investments by 2018 and is set to grow by 40-50 per cent to reach over 1 million sq. ft. of leased 'alternative' work spaces by the year-end in India. Currently there are more than 100 co-working operators in the country operating over 1,000 centers in urban India.

In a nutshell a seamless work environment is set replace India’s cabin culture glimpses of which are already noticeable. Large secluded cabins would make way for busy, dense and vibrant office spaces. The share of social infrastructure within office complexes is also set to see marked improvements.
