_New development focus: A closer look at Deptford Foundry & Hoxton Press

Knight Frank Residential Development Partner, Edward Robinson, gives an agent’s view on Anthology’s two new-build developments in Deptford and Hoxton.

Since its launch in May 2016, Anthology Deptford Foundry has been a great success story. Positioned on a three-acre site moments from the bars and restaurants of Deptford, the new build development offers 316 homes including a number of adaptable homes. The project, which sees a former industrial estate and metal works regenerated, is now 30% built, with practical completion set for autumn 2019.

Located in Lewisham, Deptford Foundry will provide new homes that will sympathetically revive the redundant Victorian railway arches that border the site and engage with the local community through a range of activities. The legacy of the site is of paramount importance to Anthology, as the developer seeks to create a positive addition to the local area and support local residents.

Second Floor Studio & Arts (SFSA) has been a real pull for buyers, helping to put the development on the map and give it a firm sense of place. With 80 artists’ studios available on site at Deptford Foundry, SFSA will ensure that local artists have a home for the future and contribute to the community for years to come. This combination of encouraging local arts projects, plus the architectural design and master planning of the site has no doubt created one of the best examples of place making in this part of London.   

Subsequently, the scheme has been well received by the market, with over 70% of the first two buildings now sold.

Five miles north is Hoxton Press, the two striking hexagonal residential towers designed by world-renowned architect David Chipperfield and Karakusevic Carson Architects define the Hoxton skyline. The development forms offers unrestricted views over Shoreditch Park towards The City and forms a significant part of the wider regeneration of the Colville Estate, which is nestled between Shoreditch Park and the Regents Canal. The site has an impressive history as it was home to the The Mullord Brothers Printing Press, which created intricate Victorian paper between 1860 and 1920.    

The development, which is set to become a new icon on the East London skyline, is defined by its central London location, just a short walk to The City and Zone 1 Old Street. 

The area is in high demand and is recognised for its 19-hectare Shoreditch Park and variety of popular restaurants bars and galleries with Hoxton and Shoreditch continuing to be the pinnacle of cool in the city. The Regents Canal is used by locals to commute and socialise but also to access other cultural hubs such as Broadway and Columbia Road markets along with Victoria Park.

Since the sales campaign began we have seen strong interest in the development, particularly from local residents and those working in Tech City. Buyers have been drawn to the scheme for its combination of striking design,  stunning city views and proximity to the highlights of London. 

Both Deptford Foundry and Hoxton Press are best in class examples of positive regeneration and well-orchestrated place making. As both projects continue to mature and further reach completion, the teams involved are eagerly waiting to see the designs and community feel come to life.
