Buying_retail_space_'safer_than_investing_in_office_space'

Smaller investors may want to consider purchasing retail space rather than office space in the current financial climate, it has been suggested.

Tom Entwistle, editor of Landlordzone.co.uk, said that although "we will always need offices", there is a trend for people to work from home and share resources while at work, which has led to a decreased demand for office space.

However, he claimed that those who are still interested in commercial investment may want to consider retail space as a "safer" option.

"Retail is probably one of the safest areas to invest in for smaller investors," he explained, adding that it is still important to gauge tenant demand and buy in the right areas.

During the past two decades, commercial property has generally performed well, producing negative returns in only three of these years, 2005 statistics from the Investment Property Databank indicate.
